WHY WE EXIST
we bridge the divide between developers and government to create a better Iowa for all
Industry associations bridge the gap between the private and public sectors, functioning as an essential asset for companies of all kinds to maximize profit and reduce liability while executing visions for the future. After serving four years in the Iowa House, our founder Joe Mitchell, discovered that these associations do not exist superfluously. Organizations like these, when executed properly, have the ability to kill bills they deem hurtful, pass policies they deem helpful, and get a hold of bureaucrats who often seem unreachable.
As developers, our livelihood disproportionately rests at the mercy of state and local government. With the stroke of a pen, appointed and elected officials can raise/lower prices, supply, and demand. They can grant/deny tax credit applications, create/abolish tax credit opportunities. They can even dictate where and when we build by controlling zoning and permits.
Despite each industry of comparable size operating a well-oiled operation to preserve the interests of its members, there remains no organized group advocating for the interests of real estate developers. Other industries organized by influential associations are not nearly as regulated, representing both a significant risk associated with a lack of advocacy, in addition to a profound opportunity to shape the opportunities and regulations which comprise our line of work.
As the economy heads towards an inevitable downturn, TIF, the workforce housing tax credit, and many kinds of private property rights may be on the chopping block at the state level. It becomes imperative for our industry to protect the existing programs and laws that benefit us. Yet with proper execution and support, pro-development policies in the state can not only be maintained, but also expanded. An organization of this kind can advocate for lucrative tax credits, property freedoms, and other unique policy items that would be impossible to accomplish without a structured approach to industry advocacy.
As real estate developers, we bring tremendous value to the state of Iowa. Lawmakers know that. Although our government conceptually values development, this support is meaningless without an organized effort to advocate for specific policies and freedoms. This is a comprehensive plan to build that organization. With your support, Iowa’s real estate development industry will be protected and expanded in a manner that grants access to extraordinary opportunities.
